  • Is Beach Cove Strictly A 55+ Community?

    While the majority of our residents are retirees, there are also several homeowners who fall in love with Beach Cove and choose to call it their second vacation home. In addition to our 55 plus residents and Florida second home buyers, Beach Cove also consists of working professionals, empty nesters and a demographic we affectionately have come to know as “Snowbirds”—families who make Sebastian their winter home to get away from the cold, bitter weather taking place in the North.

  • Sounds Good…But Are There Any Other Benefits To Living In A Land Lease, Affordable Retirement Community?

    If you mean in addition to selecting the exact site you want, and then purchasing your dream retirement home from us, then yes!

  • Most 55+ Communities In Florida Charge A Fee. Is That Also True With Beach Cove?

    In order to ensure everything relating to maintenance is taken care of for you, yes, there is a low monthly fee. This small charge covers everything from landscaping, watering the grass, cutting and maintaining yards, regular fertilization of the grounds, irrigation system maintenance, common area lighting, street sweeping as well as covering all property taxes.

  • I Saw Beach Cove Offers A Swimming Pool And Clubhouse. Do I Have To Pay Extra To Use Those Facilities?

    Well, if you count about 0.06 cents per day as an extra fee, then yes. Some residents choose not to use the facilities for a variety of reasons. For those that enjoy swimming and relaxing in our clubhouse, Beach Cove charges a nominal flat fee of $25 per year. Membership entitles users to full use of the pool, lazy days lounging under palm trees as well as socializing and entertainment opportunities in the clubhouse!

  • What About Cable Television And High-Speed Internet?

    Absolutely! Most residents choose service from Comcast or Direct TV. To help save seasonal residents money, most providers even allow services to be put their services on hold until they return.

    Yes. We aspire to be the best retirement community in Florida. In order to do so we ask our residents to apply typical courtesy to all neighbors. We have established a set of standards to help protect everyone’s investment at Beach Cove that will help provide residents with a higher quality of life.

  • Do You Allow Pets?

    Yes. Friendly and well-behaved dogs are always welcome. Large dogs and dangerous animals, however, are not. Please let us know when completing your entrance application if you have a pet. Also, please keep in mind a full criminal background and credit check will also be required.

  • Your Website Mentions And Other Material Mentions That Beach Cove Offers Custom Manufactured Homes. What Does That Mean Exactly?

    Our custom designed homes are built using preconstructed modules that are shipped to the home site you have selected. Licensed professionals including carpenters, electricians, plumbers, plasterers and painters then complete final construction and finishing. By law, homes must meet a strict (HUD) Federal Construction Code with high standards fro materials, construction and quality.

    Unless you purchase an existing model home, your new home will be built according to the plan that you helped to design. Each module will be built inside a controlled manufacturing facility, where the construction is highly monitored and executed by trained professionals. This method is extremely efficient. Since building is done indoors, the job is not delayed by weather conditions. Construction teams can work with precision and with high quality. Manufacturers save when they purchase all of their building materials in large quantities, which helps tremendously to keep the price of the homes affordable.

  • Great! So How Do I Order A New Custom Home At Beach Cove?

    It’s easy! First, choose a home site within the community. Our experienced staff will then help you make your dream a reality by showing you several floor plans that can be customized to your specific taste. Next, you will select the layout, exterior siding and shutter colors as well as interior themes, flooring, carpeting and countertops. We then work with the builder on planning, scheduling and constructing your home! You will be kept up to date on the status, logistics and scheduled inspections every step of the way.

  • What Is Included In The Purchase Price?

    Your home is priced to be turnkey and ready for you to move in! Pricing includes site preparation, home installation, poured cement driveway, masonry steps, professional landscaping, central air conditioning and heating system, electric supply connection, as well as county water and sewer connection. Standard plumbing fixtures and name brand kitchen appliances consisting of refrigerator, stove and dishwasher are also included.

    Yes. Say, for example, you wanted to add a screened in room, deck, carport or shed—you certainly can! In order to maintain the appearance of the community, all additions require written approval from the Beach Cove office.

  • Does Beach Cove Provide Financing For New Homes?

    While we don’t provide financing, we can help direct you to lending institutions and banks that can assist you getting a mortgage. Beach Cove does not receive fees of any kind from lenders who we may recommend.
